The 193 stalls for the expanded 35,068 square foot clinic <br />would be the equivalent of 5.5 stalls per 1,000 square feet, the same ratio required for the <br />original development in 1990. Additionally, on average a parking stall requires 300 square feet <br />for standing and maneuvering area and if the 84 additional stalls were required landscape <br />coverage would be reduced by approximately 25,200 square feet. <br /> <br /> <br />2. Chapter 12, Sign Code Review <br /> <br />A. Wall Signage – Flexibility Requested <br /> <br />Properties in Sign District 7 are permitted 45 square feet of wall signage. When the clinic was <br />originally approved in 1990, Health Partners was permitted to have 188.3 square feet of wall <br />signage. A Site Plan Review application in 2007 (Planning Case 07-17) was approved for <br />additional wall signage totaling 233.3 square feet. <br /> <br />The applicant has requested new wall signage for the current project that would bring the total <br />amount of signage on the building to 692.5 square feet. Of this total, 405.3 square feet would be <br />located on the north building wall and 187.25 square feet on the west building wall, both <br />primarily visible from Interstate-694. A 100 square foot wall sign would be installed on the south <br />façade to be visible from Northwoods Drive. <br /> <br /> <br />Permitted <br />(District 7) <br />Previously Approved <br />(PC 07-17) Proposed <br />Sign Copy Area 45 sq. ft. 233.3 sq. ft. 692.5 sq. ft. <br /> <br />Section 1260.01 of the Sign Code permits adjustments to sign height, number, type, lighting, <br />area, and/or location through the Site Plan Review or PUD process if criteria number 1 or 2 is <br />met and the required criteria number 3 is met. The criteria are as follows: <br /> <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br /> <br />2. The sign adjustment will allow a sign of exceptional design or a style that will enhance the <br />area or that is more consistent with the architecture and design of the site; and, <br /> <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br />zoning district in which the property is located or the current land use. <br /> <br />Health Partners has addressed the need for additional signage in the project memo (Attachment <br />A). The main concern is that the patients be able to identify the building location from Interstate <br />694 and Northwoods Drive.
