Freestanding Signage <br /> <br />There is one existing monument sign at the entrance to the site. Health Partners is not proposing <br />any changes to this sign and no additional freestanding signage is being requested. The existing <br />sign is considered to be a legal nonconforming sign. Freestanding signs in Sign District 7 are <br />permitted to be 25 square feet in area and 8 feet in height. The existing sign is 81.25 square feet <br />in size and 8 feet – 8 inches in height. <br /> <br /> <br />3. Additional Review <br /> <br />City Engineer <br />The City Engineer has reviewed the development plans and does not have any additional <br />comments. A Grading and Erosion Control permit will be required for the project. <br /> <br />Building Official <br />The City Building Official has reviewed the development plans and does not have any additional <br />comments. <br /> <br />Lake Johanna Fire Department <br />The Lake Johanna Fire Marshall has reviewed the development plans and has noted that no <br />parking signs will be required to be installed for the area designated for fire truck turn around on <br />the northeast side of the building. This requirement has been included as a recommended <br />condition of approval. <br /> <br />Rice Creek Watershed District <br />The applicant has submitted the required paperwork for a Rice Creek Watershed District Permit <br />for the project. A copy of the approved RCWD will need to be provided before the issuance of <br />any City permits. <br /> <br /> <br />Findings of Fact <br /> <br />Staff offers the following ten findings of fact for consideration: <br /> <br />1. The subject property is comprised of two lots: 3930 Northwoods Drive and 3928 <br />Northwoods Drive. <br />2. The property at 3930 Northwoods Drive is located in the I-Flex District and the property <br />at 3928 Northwoods Drive is located in the B-3 – Service Business District. <br />3. The City previously approved a Special Use Permit and Site Plan Review in Planning <br />Case 90-002 for the construction and operation of a medical clinic on the subject <br />property.
