Height <br /> <br />The maximum building height in the I-1 District is 35 feet. The Building 9 addition would have a <br />height of 15 feet – 4 inches from the ground level to the roof deck. A penthouse structure at the <br />southwest corner of the addition would extend 13 feet – 2 inches above the roofline for an <br />overall height of 28 feet – 6 inches. The existing height of Building 9 is 28 feet – 6 inches. A <br />stack for the ground level operating equipment enclosure would measure 33 feet – 9 inches from <br />the first floor elevation. <br /> <br />C. Setbacks <br /> <br />The approved PUD requires a 50-foot structure setback along all exterior property lines of the <br />campus. The proposed addition would extend Building 9 closer to the Cummings Park Drive <br />property line. The addition would be setback approximately 80 feet from this property line. <br /> <br />Section 1325.05 – Design Standards <br /> <br />A. Landscaping - Section 1325.05, Subdivision 1 <br /> <br />Since the proposal includes additional building space, the City’s landscaping requirements apply. <br />The minimum landscape requirements are determined based on the gross square footage of new <br />building space. In this case, Boston Scientific would be required to provide 16.7 caliper inches of <br />trees (5,330 square feet / 320 = 16.7). The Landscape Plan indicates six Black Hill Spruce trees <br />will be planted on the north side of Building 9 totaling 19.5 caliper inches <br /> <br />B. Screening - Section 1325.05, Subdivision 4 <br /> <br />On non-residential properties, screening is required for mechanical operating equipment located <br />on the ground or on the roof. Screening is required to completely screen mechanical equipment
