<br />City of Arden Hills <br />Planning Commission Meeting for June 7, 2017 <br />P:\Planning\Planning Cases\2017\PC 17-013 - Boston Scientific - PUD Amendment\Memos_Reports_17-013 <br /> <br />Page 6 of 9 <br />The plan includes the removal of 8 parking stalls from the parking lot north of Building 9 in <br />order to create room for the addition. These stalls would not be replaced elsewhere on the <br />campus. The total number of spaces provided between existing parking stalls and areas <br />designated as proof of parking would decrease to 3,357 stalls. The current number of employees <br />on the Arden Hills campus is approximately 2,200 and Boston Scientific has acknowledged that <br />the existing parking satisfies the parking demand. <br /> <br />B. Traffic and Circulation <br /> <br />The proposed modifications to the parking lot on the north side of Building 9 are not expected to <br />impact internal traffic circulation. The plans have been reviewed by the Lake Johanna Fire <br />Department and they do not have concerns regarding the site layout. <br /> <br /> <br />Additional Review <br /> <br />Building Official <br />The Building Official reviewed the plans for the project and recommended that a condition be <br />included that MPCA noise standards are met by the new roof and ground-mounted operating <br />equipment. <br /> <br />City Engineer <br />The City Engineer has reviewed the plans for the project and has no additional comments. <br /> <br />Lake Johanna Fire Department <br />The Fire Marshal for the Lake Johanna Fire Department reviewed the plans and has no additional <br />comments at this time. The proposed sterilization facility will include hazardous materials that <br />require special building design based on the Fire Code. Review and approval of the final <br />construction plans by the Fire Marshal will be required before issuance of a building permit. <br /> <br /> <br />Findings of Fact <br /> <br />The Planning Commission must make a finding as to whether or not the proposed application <br />would adversely affect the surrounding neighborhood or the community as a whole based on the <br />aforementioned factors. Staff offers the following findings of fact for this proposal: <br /> <br />1. Boston Scientific has requested approval of a Planned Unit Development Amendment in <br />order to construct an approximately 5,330 square foot building addition on the northeast <br />corner of Building 9 on their corporate campus located at 4100 Hamline Avenue North. <br />2. The Boston Scientific Campus is a conforming use in the I-1 Limited Industrial Zoning <br />District and operates under an approved PUD. <br />3. New building construction or site modifications identified on the approved Campus <br />Master Plan require the submittal of a Site Plan Review application prior to construction.
