City of Arden Hills – 20430 Comprehensive Plan

Approved: September 28, 201809 Amended: December 12, 2016
7-15

Almost the entire group quarters population is at Bethel University and Presbyterian Homes.
Between 2000 and 2004, Bethel University increased the on-campus housing capacity from 1,530 to
1,963 students. Presbyterian Homes, a senior housing facility, had a 377 capacity and 19 senior
apartment units and is typically at capacity. The remaining group quarters population lives in group
homes in the residential areas of the City.

While group quarters housing is calculated separately from traditional housing, it is important to
recognize this type of housing can impact the City’s sewer, water, transportation, parks, and
recreation systems differently than traditional types of housing. It is likely that the number of people
living in group quarters at Bethel University, Presbyterian homes, and other group homes will
increase as those facilities do have additional land to expand. Therefore, it is important for the City
to work with these institutions to manage the potential impacts as well as promote a diversity of
housing.

7.5 7.3 Household Forecasts

The total number of households in Arden Hills is forecasted to increase by over 55 1300 households
percent between 20210 and 2040.
TABLE ??7.2 - HOUSEHOLD FORECASTS BY CITY
1990 2000 2010 2020 2030 2040
Arden Hills 2,904 2,959 2,957 3,200 4,100 4,500
Mounds View 4,885 5,018 4,954 5,100 5,200 5,200
New Brighton 8,811 9,013 8,915 9,500 10,000 10,400
Roseville 14,216 14,598 14,623 15,300 15,700 16,100
Formatted: Font: Bold
Formatted: Subtitle, None, No bullets or
numbering
Formatted: Font: Bold
Formatted: Subtitle, Tab stops: Not at 0.24"
