192567v3 <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />(reserved for recording information) <br /> <br /> <br />MASTER AND FINAL <br />PLANNED UNIT DEVELOPMENT AGREEMENT <br /> <br />CSM CORPORATION <br />(PC# 17-012 ) <br /> <br /> <br /> <br /> THIS MASTER AND FINAL PLANNED UNIT DEVELOPMENT AGREEMENT <br />(“Agreement”) is dated effective _____________, 2017 (the “Effective Date”), and is entered <br />into by and between the CITY OF ARDEN HILLS, a Minnesota statutory city (“City”); and <br />CSM CORPORATION, a Minnesota corporation (“Developer” or “CSM”). <br />1. RECITALS. <br /> A. CSM is the record fee owner of four parcels situated in the County of Ramsey, <br />State of Minnesota, and legally described on the attached Exhibit “A” (the “Property”). Said <br />four lots contain four buildings which have the assigned addresses of 4255, 4265, 4293, and <br />4295 Lexington Avenue North and comprise 16.6 acres. Said lots are labelled as Parcel 1, Parcel <br />2, Parcel 3, and Parcel 4 and are depicted on the attached Exhibit “B”. For this Agreement, the <br />four parcels, also known as the Property, will function as one entity.
