Our experience with large <br />redevelopment projects is that timely, private sector developer input early in these processes will lead <br />to actual development commencing that meets the community’s vision and a better product in the long- <br />term. Developer input, however, requires more than a brief discussion. It often requires a longer-term <br />relationship to assist in building credibility and trust on both sides. <br /> <br />We recommend that the City work with a selected panel of quality developers with expertise in the <br />various areas of development and are of the opinion that the City will find it beneficial as they undertake <br />the development of the regulations and policies portion of their work (i.e. understand market <br />perspective on what developers have found to work or not work in trying to develop what a particular <br />city wants in relation to their vision/master plan, etc). In addition, it will be beneficial to the County and <br />JDA when they move forward to “seek” qualified developers and implement the master plan and <br />accompanying regulations and policies approved by the City.
