Joint Development Authority <br /> TCAAP Redevelopment Project <br /> <br />Single family – larger subdivisions including a variety of lot sizes and products <br />High-end single-family builders <br />Apartments <br />Condominiums <br />Senior cooperatives <br />Senior rental and senior rental with services <br /> <br />The developers would not be paid for their participation. Their incentive to participate is to have an <br />opportunity to share their perspective on development opportunities/challenges for the area to the <br />public entities. We have found this to be very beneficial to policy makers in other communities as they <br />have gone through their decision making process. The developers would provide input in the following <br />areas: <br /> <br />Land value <br />Street and utility layout <br />Recreation needs and park locations <br />Design standards <br />Density <br />Parking requirements <br />Resident and business perspective (location, required amenities, etc.) <br />Amenity value <br />Other areas as requested <br /> <br />We will work with the City and County staff to assemble a panel of developers that are well regarded in <br />the market place (i.e. understand importance of relationships with public entities, work to build to a <br />communities vision and build quality developments) to meet with the City Council as needed throughout <br />the approval process. <br /> <br />Please contact either of us at 651-697-8500 with any questions prior to the meeting.
