TCAAP JDA, October 3, 2013, Pg. 4 <br />through a “worst case scenario” analysis. Scenarios developed for the TCAAP <br />site are anticipated to reflect current zoning (which is compatible with the <br />comprehensive plan, but more specific to TCAAP), as well as a scenario which <br />reflects maximum development capacity based on optimal site access. The <br />AUAR will test the development so the City has information available to make <br />informed decisions about level of development and mitigation. <br />An AUAR process is formally initiated by RGU order, which establishes the <br />study area and scenarios to be addressed, and officially starts the AUAR process. <br />We will be asking the City Council to initiate the AUAR Order at its meeting on <br />October 14th. <br />Upcoming Milestones <br />Early October – City, County, Consultants develop potential AUAR Scenarios <br />October 7 – JDA feedback on input received to date <br />October 14 – Council review of AUAR Scenarios, Initiate AUAR Order <br />December 2013 – Draft Master Plan for City Council review <br />ATTACHED: <br />x Summary of TCAAP engagement activities – July 2013 <br />x Summary of open house #1 land use exercise and visual preference notes <br />x Log of written comments from open house #1
