No showrooms. <br />x Light industrial use is OK – higher end with offices, good jobs. <br />x A corporate campus could go anywhere. <br />x There needs to be some retail hubs among the residential, and also <br />pocket parks. <br />x TCAAP should include something special/special features or focal <br />points. A few sprinkled throughout the site may be better than just one <br />large feature. <br />x Something like Centennial Lakes is desirable, a central axis with four <br />major employers around it. <br />x AHATS may become surplus in the future, so potential access should be <br />accommodated in the master plan. <br />x Regional stormwater system was a favorable concept. <br />x There should be identifiable neighborhoods within the residential. There <br />are truly unique neighborhoods in Arden Hills, and that can be echoed at <br />TCAAP. <br />x Setbacks don’t need to be uniform throughout the site - different setbacks <br />would be good in different areas of the site. <br />x No flat grids. <br />x Smaller setbacks didn’t seem desirable at first, but landscaped and well- <br />maintained by an association, they looked very nice. <br />x Alley concern —where do you put snow and who maintains? <br />Next Steps – AUAR Scenarios <br />Input from public and stakeholder engagement, including City Council and JDA <br />comments, will be utilized along with technical analysis of traffic, land use, and <br />environmental factors to develop two scenarios for the Alternative Urban <br />Areawide Review (AUAR) document, and a draft Master Plan for consideration <br />by the City Council. <br />An AUAR is a form of environmental documentation through Minnesota State <br />Rules that evaluates a development scenario (or several scenarios) for an entire <br />geographical area rather than a specific project. The AUAR must include a <br />scenario based on the existing comprehensive plan. The City of Arden Hills is the <br />Responsible Governmental Unit (RGU) for the AUAR. <br />If actual development - in total or in any subarea - is proposed to exceed the <br />maximum development studied, the AUAR loses its validity; therefore, the City <br />should include a development scenario that represents the maximum <br />development expected or allowed.
