Joynes, Sr., City Administrator <br /> <br />FROM: Matthew Bachler, Senior Planner <br /> <br />SUBJECT: Planning Case #17-016 <br /> Applicant: Dawn M Schifsky, Trustee <br />Property Location: 1224 Amble Road <br />Request: Minor Subdivision <br /> <br /> <br />Background <br /> <br />The applicant has requested a Minor Subdivision to allow for the subdivision of a single parcel <br />located at 1224 Amble Road into two parcels (Parcel A and Parcel B). The property currently <br />includes an existing single-family dwelling and an accessory shed that would be located on the <br />proposed Parcel A. No additional improvements are proposed for Parcel A at this time. Parcel B <br />is expected to be sold for the development of a new single-family home. A drainage and utility <br />easement is proposed along the side property lines of each parcel (6 feet) and along the front and <br />rear property lines of each parcel (12 feet). <br /> <br /> <br />Planning Commission Review <br /> <br />A full evaluation of Planning Case 17-016 was presented to the Planning Commission at their <br />regular meeting on July 5, 2017 (Attachment D). The Planning Commission voted 5-0 to <br />recommend that the City Council approve the proposed Minor Subdivision. <br /> <br />The proposed Parcel A and Parcel B meet the minimum lot area and dimension requirements for <br />the R-1 District. Parcel B could be developed with a single-family dwelling and meet the R-1 <br />District structure setback and lot coverage requirements. <br /> <br /> <br /> <br />
