The applicant is seeking feedback from the City Council on the concept plan. <br /> <br /> <br />Concept Review Process <br /> <br />The concept review process is an opportunity for the City Council to provide comments, <br />questions, and concerns regarding proposed developments. A concept review is considered <br />advisory and is nonbinding to the City and applicant (Section 1320.14 Subd 4 of the Zoning <br />Code). No formal action can be taken at a work session. A formal application will be subject to <br />the full review process, including a public hearing with Planning Commission and City Council <br />review. <br /> <br /> <br />Background <br /> <br />The proposed development site is approximately 5.32 acres in size and is comprised of four <br />separate properties: 1718, 1720, and 1722 Parkshore Drive and 4177 Old Highway 10. The site is <br />generally located north of Interstate 694, west of Old Highway 10, south of Round Lake, and <br />east of Interstate 35W. The properties are currently vacant and the City does not have records of <br />any past development having occurred on the site.
