The City Council approved Planning Case 17-013 on June 26, 2017 for a PUD <br />Amendment at the Boston Scientific campus located at 4100 Hamline Avenue North for <br />the expansion of the sterilization facility in Building 9 and other associated site <br />improvements. <br />2. Boston Scientific has proposed modifications to the Site Plan approved in Planning Case <br />17-013, including expanding the paved area on the north side of Building 9, widening the <br />access driveway on Cummings Park Drive, and reducing the length of the center island <br />on Cummings Park Drive. <br />3. Section 1355.06 Subd. 4 of the Arden Hills City Code states that any alteration to an <br />approved PUD or Site Plan not specifically permitted shall require City Council action. <br />When these changes are deemed to be minor, the requirements of a public hearing may be <br />waived by the City Council. <br />4. The proposed site modifications are expected to improve the ingress and egress of truck <br />traffic on Cummings Park Drive and improve internal traffic circulation. <br />5. The proposed site modifications are not expected to create traffic hazards on Cummings <br />Park Drive. <br />6. The proposed site modifications have been reviewed and approved by the City Engineer <br />and Lake Johanna Fire Marshall. <br /> <br /> <br />Recommendation <br /> <br />Staff recommends approval of Planning Case 17-026 for a PUD Amendment at 4100 Hamline <br />Avenue North, based on the findings of fact and the submitted plans in the November 13, 2017, <br />Report to the City Council. Staff is recommending the following five (5) conditions of approval <br />for this planning case: <br /> <br />1. The project shall be completed in accordance with the plans submitted as amended by the <br />conditions of approval. Any significant changes to these plans, as determined by the City <br />Planner, shall require review and approval by the Planning Commission and City <br />Council. <br />2. The applicant shall continue to abide by all previous Development Agreements, Master <br />PUD approvals, and subsequent PUD Amendment approvals. <br />3. A PUD Agreement shall be prepared by the City Attorney and executed prior to the <br />issuance of any City development permits. <br />4. Boston Scientific shall obtain a City Right-Of-Way Permit for all work completed within <br />the City right-of-way. <br />5. The plans for the widening of the Cummings Park Driveway and decreasing the length of <br />the Cummings Park Drive center island shall be subject to approval by the City and Lake <br />Johanna Fire Department prior to the issuance of a Right-of-Way Permit. <br /> <br /> <br />
