As a result, overall landscape coverage on the campus would <br />decrease to 48.1 percent of the lot area. The minimum landscape lot area required in the I-1 <br />District is 35 percent. <br /> <br />Section 1325.06 – Requirements for Parking, Loading, and Circulation <br /> <br />Traffic Control Measures <br />Vehicular traffic generated by commercial uses is required to be controlled so as to avoid traffic <br />hazards on public streets, in particular those associated with truck traffic. Internal site traffic <br />must be designed to separate perimeter traffic and parking areas. This application includes the <br />following site modifications: <br />• Expand pavement area on north side of Building 9 <br />• Increase the width of the access driveway on Cummings Park Drive to 60 feet. <br />• Decrease the length of the center island on Cummings Park Drive by 12 feet. <br />Increasing the width of the Cummings Park Driveway and reducing the length of the center <br />island will improve truck ingress and egress from Boston Scientific. The proposed modifications <br />to the parking lot on the north side of Building 9 are expected to improve internal traffic <br />circulation. <br /> <br />The plans have been reviewed by the City Engineer and the Lake Johanna Fire Department and <br />they do not have concerns about the changes to Cummings Park Drive or the internal site layout. <br />A City Right-Of-Way Permit will be required for the work within the Cummings Park Drive <br />right-of-way, and the cost associated with the modifications to the driveway and the center island <br />will be the responsibility of Boston Scientific. Final plans for the redesign of the center island <br />will require approval by the City. <br /> <br />Driveway Widths <br />The maximum width allowed for commercial driveways on City streets is 32 feet. The existing <br />driveway on Cummings Park Drive adjacent to Building 9 has a width of 36 feet – 5 inches. <br />Boston Scientific has proposed expanding the driveway opening to have a width of 60 feet to <br />improve truck access. The City Engineer has reviewed the proposed plans for the driveway and <br />does not have any concerns. <br /> <br /> <br />Findings of Fact <br /> <br />Staff offers the following findings of fact for consideration:
