Setbacks will be <br />verified at the time a building permit is submitted for Parcel B. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Lot Coverage <br />The maximum structure coverage permitted in the R-1 District is 25 percent of the lot area. The <br />minimum landscape lot area is 65 percent. The proposed Parcel A would meet the structure and <br />landscape coverage requirements. Lot coverage for Parcel B would be verified at the time a <br />building permit is submitted, however based on the potential building pad for the parcel it <br />appears structure and landscape coverage requirements could be met. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Floor Area Ratio (FAR) <br />The FAR is the sum of the gross horizontal area of all floors of a building as measured in square <br />feet from the exterior sides of the exterior walls, but not including covered porches; decks; any <br />space where the average floor-to-ceiling height is less than six feet; attached or detached garages; <br />and other detached accessory structures. <br /> <br />The R-1 District allows for an FAR of up to 30 percent for a residential structure. The existing <br />dwelling on Parcel A would meet the FAR requirement. The FAR for Parcel B would be <br />evaluated at the time a building permit is submitted. <br /> <br />2.
