Criterion met. <br />• The parcels or tracts resulting from the division or consolidation, as depicted in the <br />survey or registered land survey, shall not have an area, dimensions or setbacks which <br />are less than the minimum requirements specified for the zoning district in which the <br />parcels or tracts are located in the zoning ordinance. Criterion met. <br />• It is determined that the proposed division or consolidation will not be detrimental to <br />the public welfare or injurious to adjacent tracts in the area in which the subdivision <br />tract is located. Criterion met. <br />• The proposed division or consolidation shall conform to such other requirements of <br />this chapter, which the Planning Commission has specifically made such division or <br />consolidation subject to at its first meeting at which the application for the division or <br />consolidation is submitted. Criterion met. <br />• Such filing fee as has been established in a resolution adopted by the Council shall be <br />paid the zoning administrator with every application for an exemption under this <br />paragraph. Criterion met. <br /> <br />Section 1130.08 – Public Use Dedications <br />The Subdivision Ordinance requires developers of subdivisions to dedicate to the public a <br />reasonable percentage of the tract to be developed. Section 1130.08 Subd. 2 of the Subdivision <br />Ordinance indicates that for a subdivision that results in new dwelling units of less than two units <br />per acre, the applicant shall dedicate six percent of the buildable land area in the subdivision or <br />pay a park dedication fee of $6,500 per residential unit. Six percent of the development would be <br />0.12 acres which would not allow for a feasible park area. A condition of approval would be <br />payment of $6,500 in park dedication fees. <br /> <br /> <br />Additional Review <br /> <br />City Building Official <br />The City Building Official has reviewed the proposed Minor Subdivision and does not have any <br />comments at the time. A Building Permit application will be required for the new dwelling on <br />Parcel B. <br /> <br />Public Works Director/City Engineer <br />The Public Works Director/City Engineer has reviewed the proposed Minor Subdivision and <br />does not have any comments at this time. <br /> <br /> <br /> <br /> <br /> <br />
