Arden Hills Marriott Springhill Suites <br />Master/ Final Planned Unit Development (PUD) Applications <br />August 7, 2017 <br /> <br />Project Narrative <br />Hawkeye Hotels requests favorable consideration and approval of applications for a Master Planned <br />Unit Development and a Final Planned Unit Development for the Arden Hills Marriott Springhill Suites <br />project at 3120 Northwoods Drive, Arden Hills, MN. The proposed hotel is a permitted use in the <br />existing B-3 zoning. The proposed hotel will have five stories and a total of approximately 79,241 square <br />feet, with 139 rooms on a ±2.04 acre site. The property currently includes a vacant office <br />building and parking lot. <br />Requests for Flexibility of Code Requirements <br />The proposed Planned Unit Development includes a number of requests for flexibility from the B-3 <br />zoning district requirements as follows: <br />1. The maximum height for the zoning district is 35 feet. The tallest parapet for this project is <br />planned to be approximately 57 feet to 58 feet high. The additional height does not negatively <br />impact the properties in the vicinity. The property backs up on Interstate 694, abuts a <br />stormpond on the northwest and is adjacent to vacant properties on the south and east. The <br />building is proposed to be centered on the site which will minimize impacts to the adjacent <br />properties. <br />2. Maximum Floor to Area Ratio (FAR) is 0.8. The project proposes a FAR of 0.9 which is required <br />to provide a facility with the preferred number of rooms that will result in a successful and <br />efficient operation.
