City of Arden Hills
Planning Commission Meeting for January 10, 2018
P:\Planning\Planning Cases\2017\PC 17-027 - 3415 Lake Johanna Boulevard - Variance\Memos_Reports_17-027

MEMORANDUM

DATE: January 10, 2018 PC Agenda Item 3.A
TO: Planning Commission Chair and Commissioners

FROM: Matthew Bachler, City Planner

SUBJECT: Planning Case #17-027 – No Public Hearing Required
Applicant: Tim Bredow
Property Location: 3415 Lake Johanna Boulevard
Request: Variance

Requested Action

The applicant has requested a variance in order to allow an accessory structure that was
previously moved on to the property to remain in place. The accessory structure requires a
variance from both of the side yard setback requirements.

Background

1. Overview of Request

The property at 3415 Lake Johanna Boulevard is located in the R-2 District on the west side of
Lake Johanna. The property has frontage on Lake Johanna Boulevard, but is accessed from the
alley off of Fairview Avenue. The applicant previously moved a detached garage from the
adjacent property at 3417 Lake Johanna Boulevard on to the property without a Building Permit.
The structure was placed on a concrete apron in front of the existing detached garage on the
property. The two structures are separated by approximately three feet. The City typically
requires a minimum of six feet of separation between structures, or if that separation is not met
that certain fire protection improvements are completed. The property also has an existing small
storage shed located in the southwest corner of the lot. Residential lots are not permitted more
than two accessory structures and the applicant has agreed to remove the shed if the variance is
approved.

The applicant has applied for a variance in order to allow the detached garage to remain in place.
A variance is needed in this case because the garage encroaches on the 10-foot side yard setback
