Lot Size and Dimensions <br />The property extends from Fairview Avenue on <br />the west to Lake Johanna on the east. Lake <br />Johanna Boulevard is located between the <br />dwelling and the lakeshore. Based on the survey, <br />there does not appear to be dedicated public right- <br />of-way for Lake Johanna Boulevard. The survey <br />indicates the right-of-way width for Lake Johanna <br />Boulevard would be 66 feet. The City Attorney <br />has advised in the past when evaluating lot area in <br />these situations, the approximate area that would <br />be within the Lake Johanna Boulevard right-of- <br />way should be subtracted from the total lot area. <br />Using this calculation, the lot area of the subject <br />property is 9,254 square feet.
