The Edgewater Avenue side of the property is considered to be the principal front yard <br />and Ridgewood Road side is considered the secondary front yard. Accessory structures on the <br />property are required to be located behind the front façade of the principal structure on both the <br />Edgewater Avenue and Ridgewood Road sides of the property. The minimum side and rear yard <br />setback for accessory structures in the R-1 District is 10 feet. <br /> <br />The existing accessory structure is located in front of the single-family dwelling within the <br />principal front yard. The structure is setback approximately 42 feet from the Edgewater Avenue <br />property line and 55 feet from the Ridgewood Road property line. The setback from the west <br />side lot line is approximately 25 feet. <br /> <br />C. Lot Coverage – Meets Requirements <br /> <br />The maximum structure coverage permitted in the R-1 District is 25 percent. The existing <br />structure coverage on the lot is approximately 12.6 percent. Properties in the R-1 District are <br />required to have a landscape lot area of 65 percent. The property currently has a landscape lot <br />area of approximately 75.4 percent. <br /> <br />2. Section 1325.01 – Accessory Structures <br /> <br />A. Structure Height – Meets Requirements <br /> <br />The Zoning Code limits the height of accessory structures in the R-1 District to 15 feet or the <br />height of the principal structure to which it is accessory, whichever is less. The existing shed is <br />approximately 8 feet in height. <br /> <br />B. Structure Size – Meets Requirements <br /> <br />Accessory structures associated with residential uses cannot exceed 728 square feet in floor area. <br />The existing shed measures 8 feet by 8 feet, or 64 square feet in total floor area. No more than <br />two accessory structures shall be permitted on a lot primarily used for residential uses. There is <br />one additional small shed located on the east side of the property. No additional accessory <br />structures would be permitted on the lot unless existing structures are removed. <br /> <br /> <br />Additional Review <br /> <br />City Engineer and Building Official <br />The City Engineer and City Building Official have reviewed the request and do not have any <br />additional comments at this time. <br />
