In this case, the property is a corner lot with frontage on Edgewater Avenue and Ridgewood Road. The Edgewater Avenue side of the property is considered to be the principal front yard and Ridgewood Road side is considered the secondary front yard. Accessory structures on the property are required to be located behind the front façade of the principal structure on both the Edgewater Avenue and Ridgewood Road sides of the property. The minimum side and rear yard setback for accessory structures in the R-1 District is 10 feet. The existing accessory structure is located in front of the single-family dwelling within the principal front yard. The structure is setback approximately 42 feet from the Edgewater Avenue property line and 55 feet from the Ridgewood Road property line. The setback from the west side lot line is approximately 25 feet. C. Lot Coverage – Meets Requirements The maximum structure coverage permitted in the R-1 District is 25 percent. The existing structure coverage on the lot is approximately 12.6 percent. Properties in the R-1 District are required to have a landscape lot area of 65 percent. The property currently has a landscape lot area of approximately 75.4 percent. 2. Section 1325.01 – Accessory Structures A. Structure Height – Meets Requirements The Zoning Code limits the height of accessory structures in the R-1 District to 15 feet or the height of the principal structure to which it is accessory, whichever is less. The existing shed is approximately 8 feet in height. B. Structure Size – Meets Requirements Accessory structures associated with residential uses cannot exceed 728 square feet in floor area. The existing shed measures 8 feet by 8 feet, or 64 square feet in total floor area. No more than two accessory structures shall be permitted on a lot primarily used for residential uses. There is one additional small shed located on the east side of the property. No additional accessory structures would be permitted on the lot unless existing structures are removed. Additional Review City Engineer and Building Official The City Engineer and City Building Official have reviewed the request and do not have any additional comments at this time.
