<br />City of Arden Hills <br />City Council Meeting for January 22, 2018 <br />P:\Planning\Planning Cases\2017\PC 17-028 - 1504 Edgewater Ave - Site Plan Review - Accessory Structure\Memos_Reports_17-028 <br />Page 2 of 4 <br />property owners to obtain a permit for accessory structures less than 120 square feet in size and <br />no permit was issued for the shed. The shed is located in front of the single-family dwelling on <br />the property between Edgewater Avenue and the home. The Zoning Code prohibits the <br />placement of accessory structures on non-lakeshore lots between a public street and a dwelling, <br />but allows for property owners to apply for a Site Plan Review for a deviation from this <br />requirement when exceptional and unusual circumstances exist on the property. The shed is <br />setback approximately 42 feet from the front property line along Edgewater Avenue and 55 feet <br />from the secondary front property line on Ridgewood Road. <br /> <br />The shed is currently used to store a riding lawnmower, snow blower, and other yard tools. The <br />applicant has noted that the one-stall garage does not provide adequate space to store this <br />equipment and that the shed was placed in the front yard due to a steep slope along the eastern <br />and southern sides of the property that presents safety concerns for using a riding lawnmower. <br /> <br /> <br />Plan Evaluation <br /> <br />A full evaluation of the proposal was presented to the Planning Commission on January 10, <br />2018. The staff report to the Planning Commission on this case is provided in Attachment F. <br /> <br /> <br />Additional Review <br /> <br />City Engineer and Building Official <br />The City Engineer and City Building Official have reviewed the request and do not have any <br />additional comments at this time. <br /> <br /> <br />Findings of Fact <br /> <br />The Planning Commission reviewed Planning Case 17-028 at their regular meeting on January <br />10, 2018. Draft minutes from the meeting are included in Attachment G. The Planning <br />Commission offers the following findings of fact for consideration: <br /> <br />1. The property at 1504 Edgewater Avenue is located in the R-1 Single Family Residential <br />Zoning District. <br />2. The lot is 20,473 square feet in size with approximate dimensions of 102 feet in width by <br />200 feet in depth. <br />3. The property currently consists of a single family dwelling with an attached garage and <br />two accessory structures. <br />4. The property owner recently installed a new accessory storage shed in the front yard of <br />the property measuring 64 square feet in size with dimensions of 8 feet by 8 feet.
