196175v1
10. The accessory storage shed does not exceed the height limit of 15 feet for accessory
structures.
11. Detached accessory structures up to 728 square feet are permitted structures in the R-1
Zoning District.
12. Properties used primarily for residential uses are permitted up to two accessory structures.
There is one additional shed located on the property for a total of two accessory structures.
13. The accessory storage shed is located outside of the 100-year flood plain, wetlands, and
easements.
14. The pronounced visibility of the shed in its current location is a concern given the nature of
the lot and street frontages
15. The lot provides adequate space and reasonable slopes and features to allow the accessory
storage shed to be located in the rear yard of the property to comply with the Zoning Code
location requirements.
16. The property could be graded relatively easily to provide a level area for the shed in the
permitted yards.
17. The existing conditions of the property are not exceptional or unique and do not justify a
deviation in the Zoning Code location requirements for accessory structures.

DECISION

Based upon these findings and the Council’s knowledge of the subject property and community,
the Application for Site Plan Review as detailed in the record for the Property located at 1504
Edgewater Avenue is denied.

ADOPTED by the Arden Hills City Council this 12th day of February, 2018.

CITY OF ARDEN HILLS

BY:__________________________________
David Grant, Its Mayor
ATTEST:

__________________________________
Dave Perrault, City Administrator
