<br /> <br /> <br />Page 3 of 3 <br /> <br />consideration whether the lots have the minimum depth of 130 feet required for the R-1 District <br />because the County’s data does not include that information for properties. <br /> <br />Staff also analyzed the number of properties in the R-2 District that could potentially be <br />subdivided and meet the minimum lot area and width requirements for the R-2 District. A <br />property in the R-2 District would need to have a minimum area of 22,000 square feet and a <br />minimum width of 170 feet to be subdivided into two conforming lots. Of the 530 total lots in <br />the R-2 District, 12 lots have an area of at least 22,000 square feet and 170 feet of street frontage. <br />Staff reviewed these 12 lots and determined only 7 appear to be able to be subdivided based on <br />the other R-2 District minimum requirements. It should be noted there are other factors, such as <br />topography, existing structures, and access, which may prohibit the subdivision of these lots. <br /> <br /> <br />Next Steps <br /> <br />Based on the direction provided by the City Council, staff will complete additional research and <br />bring forward recommendations to a future work session meeting. Staff is requesting feedback <br />from the City Council on the following questions: <br />• Is there additional research the City Council would like staff to complete on the R-1 and <br />R-2 Districts? <br />• Are there any Zoning Code changes for the R-1 and R-2 Districts the City Council would <br />like staff to look into further? <br />• Would the City Council like staff to investigate regulations for residential subdivisions or <br />new development within existing neighborhoods that would require context-sensitive <br />design? <br /> <br /> <br />Attachments <br /> <br />A.
