<br /> <br /> <br />Page 1 of 2 <br /> <br /> AGENDA ITEM – 1F <br /> MEMORANDUM <br /> <br />DATE: May 21, 2018 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Dave Perrault, City Administrator <br /> <br />FROM: Matthew Bachler, City Planner <br /> <br />SUBJECT: Residential Accessory Structures <br /> <br />Budgeted Amount: Actual Amount: Funding Source: <br /> N/A N/A N/A <br /> <br /> <br />Background <br /> <br />Staff has included this item on the Work Session agenda based on feedback received from <br />residents regarding setback requirements for accessory structures. <br /> <br /> <br />Discussion <br /> <br />Accessory structures are permitted to be located in the side or rear yard of properties located in <br />the R-1, R-2, or R-3 Zoning Districts. For all three districts, the minimum setback for accessory <br />structures is 10 feet from side and rear lot lines. Detached accessory garages may be located in <br />the front yard of a lakeshore lot provided that the garage is not located within the minimum 40- <br />foot front yard setback. <br /> <br />Property owners are permitted to have up to two accessory structures on their property. <br />Accessory structures associated with residential uses cannot exceed 728 square feet in floor area. <br />However, a Site Plan Review application can be submitted for an accessory structure up to 1,458 <br />square feet in floor area. <br /> <br />An accessory structure is any detached structure which is incidental and related to the principal <br />structure on the lot. For residential properties, accessory structures typically include detached <br />garages and storage sheds. Currently, the Zoning Code requires the same side and rear yard <br />setback for all accessory structure types. Staff has received feedback from residents that the 10- <br />foot setback can be a burden when finding a location for a storage shed because it requires <br />additional usable rear yard space be taken up for the setback. <br />
