Staff contacted the cities of Shoreview, Mounds View, and Vadnais Heights to ask how
residential accessory structure setbacks are regulated in their communities. The table below
provides a summary of the information collected:

City Side Yard Setback Rear Yard Setback
Arden Hills 10 feet 10 feet
Mounds View 5 feet 5 feet
Vadnais Heights 5 feet 10 feet
Shoreview
5 feet (less than 200 s.f.)
10 feet (200 s.f. or greater) 10 feet

The cities of Mounds View and Vadnais Heights have a standard setback requirement for
accessory structure regardless of size. Shoreview requires a greater side yard setback for
accessory structures that are 200 square feet in floor area or greater.

Arden Hills requires a Building Permit for an accessory structure of 200 square feet or greater in
size. A Zoning Permit is required for structures with a floor area between 120 and 200 square
feet. For structures less than 120 square feet in size, no permit is required but property owners
are required to meet the setback requirements.

Next Steps

Staff is requesting feedback from the City Council on the following questions:

1. Would the City Council support having staff and the Planning Commission review and
make a recommendation on residential accessory structure setback requirements?

2. Does the City Council believe that different setback distances should be required for
accessory structures depending on the size of the structure?

Attachments

A. District Requirements Chart (Section 1320.06)
B. Accessory Structure Regulations (Section 1325.01)
