Proposed Use – Section 1320.05 (Land Use Chart) <br /> <br />The subject property is located in the I-1 – Limited Industrial District. A daycare facility <br />providing 10 or more individuals with care is a permitted use in the I-1 District. <br /> <br />B. Setbacks – Section 1320.06 (District Requirements Chart) <br /> <br />The minimum setbacks for principal structures in the I-1 District are 55 feet in the front yard, 20 <br />feet in the rear yard, and 20 feet in the side yard. The existing principal structure on the property <br />is in conformance with the setback requirements. The proposal does not include any additions to <br />the existing building. <br /> <br />The playground equipment for the daycare is considered to be an accessory structure. In the I-1 <br />District, the minimum side and rear yard setback for accessory structures is 10 feet. The <br />proposed playground area would be setback more than 10 feet from the side and rear property <br />lines and would be located more than 55 feet back from the front lot lines. <br /> <br />
