Lot Coverage – Section 1320.06 (District Requirements Chart) <br /> <br />The maximum structure coverage permitted in the I-1 District is 30 percent of the lot area, and <br />the minimum landscape lot area requirement is 35 percent. The total area of the property is <br />approximately 217,500 square feet. The existing building has a footprint of 6,213 square feet for <br />structure coverage of 2.9 percent of the lot area. <br /> <br />In this case, the playground equipment was not counted as landscape lot area. The playground <br />area will be improved with a subsurface stormwater management system comprised of crush <br />stone and draintile. The entire area will be covered with synthetic turf and woodchip fall <br />material. The total impervious surface area, including the building, parking lot, and playground <br />area would be 52,161 square feet, or approximately 24 percent of the lot area. The landscape lot <br />area would be approximately 76 percent. <br /> <br />D. Height – Section 1325.01, Subd. 2 (Accessory Structures) <br /> <br />Accessory structures in the I-1 District cannot exceed the height of the principal structure that <br />they are accessory to. The existing building is 27 feet – 10 inches in height. The component of <br />the playground equipment expected to have the greatest height is a shade structure measuring 18 <br />feet in height. <br /> <br /> <br />Section 1325 – General Regulations <br /> <br />A. Landscaping and Tree Preservation – Section 1325.05 and Section 1325.055 <br /> <br />The landscape plan includes 7 new trees with a size of 2.5 caliper inches for a total of 17.5 <br />caliper inches. These trees would be planted along the southern side of the playground area, in <br />the northern parking lot, and along Lexington Avenue. The landscape plan also includes new <br />perennial and shrub planting areas around the Lexington Avenue entrance, in front of the <br />building, and in and around the parking lot area. <br /> <br />Minimum Caliper Inches and Tree Ratio – Section 1325.05, Subd. 1(F)(1)(2) <br />The Zoning Code requires that a minimum number of caliper inches of trees be provided based <br />on the gross square footage of the building on the property.
