The site could still function adequately if the Lexington Avenue entrance is <br />closed off. <br /> <br /> Off-Street Parking Dimensions and Location – Section 1325.06, Subd. 1(A)(D) <br />The Zoning Code requires that parking stalls have minimum dimensions of 9 feet in width by <br />18 feet in length. All of the proposed parking stalls would satisfy this requirement. Parking <br />areas are required to be a minimum of 20 feet from public right-of-way lines. The existing <br />parking lot is setback approximately 25 feet from Lexington Avenue and 10 feet from <br />County Road F. The proposal would not expand the parking area closer to either right-of-way <br />line. <br /> <br /> Off-Street Parking Spaces Required – Section 1325.06, Subd. 1(J) <br />For daycare, nursery, and pre-school facilities, a minimum of one parking stall is required for <br />each teacher or employee and one parking stall is required for each five individual receiving <br />care based on design capacity. The proposed number of staff is 24 and the design capacity of <br />the facility is for 176 students. Based on these assumptions, 60 parking stalls are required. <br />The site plan shows a total of 70 stalls for a surplus of 10 stalls. <br /> <br /> <br />2. Sign Regulations <br /> <br />A. Freestanding Signs – Section 1240.02 (Permitted Sign Type, Area, Height) <br /> <br />The subject property is located in Sign District 6. One freestanding monument sign with a <br />maximum height of 12 feet and a maximum sign copy area of 45 square feet is permitted. <br />The property has an existing nonconforming pole sign located at the corner of Lexington <br />Avenue and County Road F that exceeds the Sign District 6 requirements. The applicant has <br />proposed removing the nonconforming sign and constructing a new monument sign at <br />generally the same located. The monument sign would be constructed with a brick base and <br />have a height of 7 feet. The proposed sign copy area is approximately 22 feet. <br /> <br />B. Wall Signs – Section 1240.02 (Permitted Sign Type, Area, Height) <br /> <br />The proposal does not include a plan for wall signage on the building. Properties in Sign <br />District 6 are permitted to install up to 60 square feet of wall signage. This requirement <br />would be verified at the time a Sign Permit application is submitted. <br /> <br /> <br />Additional Review <br /> <br />City Building Official <br />The City Building Official has reviewed the proposed plans and does not have any further <br />comments at this time. <br />
