The two lots have full frontage on a public street and <br />meet the minimum standards for the R-1 District. <br /> <br />C. Park Dedication <br /> <br />The Subdivision Code requires developers of subdivisions that result in new dwelling units <br />dedicate to the public a reasonable percentage of the tract to be developed, or pay a park <br />development fee. The proposed Minor Subdivision would not result in any new dwelling units <br />and the park dedication requirements do not apply in this case. <br /> <br />
