4 198004v3 5. DEVELOPMENT PLANS. The plat shall be developed in accordance with the following plans, which will be retained in Arden Hills Planning File No. PC 18-013. The plans shall not be attached to this Contract. The erosion control plan may also be approved by Ramsey County and the Rice Creek Watershed District. If the plans vary from the written terms of this Contract, the written terms shall control. The plans are: Plan A – Certificate of Survey, dated 12/04/2017 Plan B – Preliminary Plat, dated 05/11/2018 Plan C – Title Sheet (C-1), dated 05/17/2018 Plan D – Removal Plan (C-2), dated 05/17/2018 Plan E – Civil Site and Utility Plan (C-3), dated 05/17/2018 Plan F – Grading, Drainage, and Erosion Control Plan (C-4), dated 05/17/2018 Plan G – Details (C-5), dated 05/17/2018 Plan H – Storm Water Pollution Prevention Plan (C-6.1 and C-6.2), dated 05/17/2018 Plan I - Tree Inventory and Preservation Plan, dated 03/05/2018 Plan J – Final Plat, dated 05/17/2018 6. IMPROVEMENTS. The Developer shall install and pay for the following private improvements in accordance with the approved Plans: A. Sanitary Sewer System B. Water System C. Storm Sewer System D. Driveways, Parking Areas and connections to Streets E. Site Grading, Stormwater Filtration System and Erosion Control F. Landscaping and Tree Preservation G. Underground Utilities H. Setting of Iron Monuments I. Surveying and Staking The improvements shall be installed in accordance with the City subdivision ordinance; and any other ordinances of the City Code concerning erosion and drainage. Hours of construction, including moving of equipment and delivery, shall be limited to the hours of 7:00 a.m. to 9:00 p.m. on weekdays and 8:00 a.m. to 9:00 p.m. on any weekend or holiday. The Developer shall submit plans and specifications for permit which have been prepared by a competent registered professional engineer to the City for approval by the City Engineer which approval shall be provided on the condition that such submittals comply with the Plans and this Agreement. The Developer shall instruct its engineer to provide adequate field inspection personnel to assure an acceptable level of quality control. In addition, the City may, at the City's discretion and at the Developer's expense, have one or more City inspectors and a soil engineer inspect the work as the City may reasonably determine.
