The City Council should <br />provide direction on whether a traffic study would be required in this case. <br /> <br />• Pedestrian and Bicycle Circulation <br />For new building construction, a minimum six-foot concrete sidewalk is required adjacent to <br />or in all rights-of-way. The preliminary plans do not currently include a sidewalk on the west <br />and south side of the property. <br /> <br />The properties are located in Sign District 7 and the site would be permitted 45 square feet of <br />wall signage and a freestanding sign up to 8 feet in height and 25 square feet in area. The <br />preliminary plans include four wall signs on the building each with an area of 114 square feet. <br />The overall amount of wall signage would be 456 square feet. A freestanding sign is not included <br />in the Concept Plan. <br /> <br />To summarize, staff believes the proposal would require the following land use requests: <br />• Zoning Code Amendment to create a new land use category for Self-Storage Facility and <br />to allow the use by Conditional Use Permit in the B-3 District <br />• Conditional Use Permit for Self-Storage Facility <br />• Master and Final Planned Unit Development <br /> <br /> <br />Attachments <br /> <br />A.
