The City adopted <br />development standards and design guidelines for the B-2 District based on this guiding principle. <br /> <br />Building Setbacks <br />Section 1320.06 of the Zoning Code establishes the minimum structure setback requirements for <br />all zoning districts. In the B-2 District, the minimum front yard setback for principal buildings is <br />20 feet. This is less than the front yard setback requirement in other commercial districts, which <br />is generally 50 feet. This provision allows for buildings to be situated closer to County Road E <br />and other public streets in the district. <br /> <br />In addition, the design standards for new development and redevelopment in the B-2 District <br />(Section 1325.05, Subd. 8) require that at least 50 percent of the largest building on each site be <br />constructed at the front setback line of 20 feet. This requirement can be seen in how the <br />Walgreens, Tavern Grill, and Goodwill sites were redeveloped. <br /> <br />Parking Setbacks <br />Section 1325.06, Subd. 1 of the Zoning Code requires that off-street parking in all districts be <br />located a minimum of 20 feet from the right-of-way line of any public street. The B-2 District <br />design standards include the following two requirements on the location of parking: <br />• Placing parking between the street right-of-way and a building shall be discouraged <br />• No more than 50 percent of the parking on a site may be between buildings or in the side <br />yards <br /> <br /> <br />Next Steps <br /> <br />Staff is requesting feedback from the City Council on the following questions: <br /> <br />1. Does the City Council want to consider changes to the building or parking setback <br />requirements for properties in the B-2 District? <br />2.
