ARDEN HILLS CITY COUNCIL—MAY 29, 2018 6 <br /> City Planner Bachler reported the Applicant was proposing to change the future land use <br /> designation from Public and Institutional to Very Low Density Residential. He provided further <br /> comment on how the City defined Very Low Density Residential. <br /> Councilmember Holmes asked if the zoning of this property was R-2 and inquired if this would <br /> remain the same. <br /> City Planner Bachler stated the property was zoned R-2 District and the proposal did not <br /> require a change to the zoning. <br /> Councilmember McClung questioned what the City had planned for this site in the 2040 <br /> Comprehensive Plan. <br /> City Planner Bachler stated the draft 2040 Comprehensive Plan has the property designated as <br /> Very Low Density Residential but noted this would not come into effect until the Met Council <br /> approves the City's plan. <br /> Mayor Grant opened the public hearing at 7:47 p.m. <br /> Tracy Timp, 1901 Jerrold, stated she appreciated the fact the Council had pressed this issue and <br /> was changing this development from four houses to three. <br /> With no one coming forward to speak, Mayor Grant closed the public hearing at 7:49 p.m. <br /> 10. NEW BUSINESS <br /> A. Planning Case 18-013 — Comprehensive Plan Amendment and Preliminary <br /> and Final Plat—3246 New Brighton Road <br /> City Planner Bachler stated the Staff Report for this item was presented to the Council under <br /> Item 9A. It was noted the City Council must make a finding as to whether or not the proposed <br /> application would adversely affect the surrounding neighborhood or the community as a whole <br /> based on the aforementioned factors. Staff offers the following findings for consideration: <br /> 1. The property at 3246 New Brighton Road is located in the R-2 — Single and Two-Family <br /> Residential Zoning District. <br /> 2. The subject property is 125,118 square feet, or approximately 2.8 acres, in size. <br /> 3. The subject property is currently comprised of the former Lake Johanna Fire Station 1 <br /> building, a detached garage, and parking areas. <br /> 4. The Johanna Station 1 subdivision is proposed as R-2 — Single and Two-Family <br /> Residential District. <br /> 5. The R-2 — Single and Two Family Residential District permits up to five (5) residential <br /> units per acre. <br /> 6. The applicant has requested a Preliminary and Final Plat in order to subdivide the <br /> property into three (3) single-family residential lots. <br />
