City of Arden Hills Chapter 11 - Subdivisions <br /> <br /> <br /> <br /> <br /> 11 - 1 <br />Adopted August 12, 2002 <br />Chapter 11 - Subdivisions <br /> <br />Section 1100 - General Provisions <br /> <br />1100.01 Purpose and Interpretation. Each new subdivision becomes a permanent unit in the <br />basic physical structure of the future community, a unit to which the future community will of <br />necessity be forced to adhere. Piecemeal planning of such subdivisions without correlation to the <br />City plan, will bring a disastrous disconnected patchwork of plats and poor circulation of traffic. in <br />order that new subdivisions will contribute toward an attractiv e, orderly, stable and wholesome <br />community environment, adequate municipal services and safe streets, all subdivisions platted <br />within the incorporated limits of the City following the adoption of this code, shall in all respects, fully <br />comply with the regulations set forth in this chapter. In their interpretation and application, the <br />provisions of this chapter shall be the minimum requirements adopted for the protection of the public <br />health, safety and general welfare. <br /> <br />State law reference - Subdivision regulations, M.S.A. § 462.358 <br /> <br />1100.02 Scope. <br /> <br />Subd. 1 Except in the case of a resubdivision, this chapter shall not apply to any lot or <br />lots forming a part of subdivision plats recorded in the office of the register of deeds or <br />registrar of titles prior to March 27, 1967, nor is it intended by this chapter to impair or <br />interfere with existing provisions of other laws or provisions of this code except those <br />specifically repealed by, or in conflict with, this chapter, or with private restrictions placed <br />upon property by deed, covenant or other private agreement, or with restrictive <br />covenants running with the land to which the City is a party; provided however, that <br />such private restrictions or restrictive covenants may impose stricter requirements than <br />established by this chapter, but may not decrease the requirements imposed in this <br />section. <br /> <br />Subd. 2 In any case where the division of a parcel of land into two (2) or more lots or <br />parcels for the purpose of transfer of ownership or building development does not come <br />within the definition of subdivision as defined by this chapter, a description of such land <br />division shall be filed with the city administrator who shall submit copies of such division <br />of land to the city engineer and the Planning Commission. No building permit for such <br />lots or parcels shall be issued until the description has been filed with the City. <br /> <br />1100.03 Building Permit. No building permit shall be issued for the construction of any building, <br />structure or improvement on any land required to be subdivided by this chapter until all requirements <br />of this chapter have been fully complied with. <br /> <br />1100.04 Definitions. For the purpose of this chapter, the following terms, phrases, words and <br />their derivations shall have the meaning given in this section. <br /> <br /> <br />y Arden Hills Public Works Design Manual. A manual adopted by the City Council that <br />details the requirements for public street and utility construction within the City. <br /> <br />y Butt Lot. A lot at the end of a block and located between two (2) corner lots. <br /> <br /> Attachment C
