City of Arden Hills Chapter 11 - Subdivisions <br /> <br /> <br /> <br /> <br /> 11 - 2 <br />Adopted August 12, 2002 <br />y City Plan. A comprehensive plan adopted by the City Council indicating the general <br />locations recommended for the various functional classes of public works, places <br />and structures, and for the general physical development of the City, and includes <br />any unit or part of the plan separately adopted and any amendment to such plan or <br />parts thereof. <br /> <br />y Final Plat. The final map, drawing or chart on which the subdivider's plan of <br />subdivision is presented to the City Council for approval and which, if approved, will <br />be submitted to the county register of deeds or registrar of titles. <br /> <br />y Lot. A parcel of land in a subdivision, or plat of land, distinguished from other <br />parcels by description as on a subdivision or record-of-survey map or by metes and <br />bounds, for the purpose of sale or lease or separate use thereof. <br /> <br />y Easement. A right granted by an owner of land for the specific use of the land by the <br />public generally, or to a person or persons. <br /> <br />y Minimum Subdivision Design Standards. The guides, principles and specifications <br />for the preparation of subdivision plans indicating, among other things, the minimum <br />and maximum dimensions of the various elements set forth in the preliminary plan. <br /> <br />y Owner. Any individual, firm, association, syndicate, copartnership, corporation, trust <br />or any other legal entity having sufficient proprietary interest in the land sought to be <br />subdivided to commence and maintain proceedings to subdivide the same under this <br />chapter. <br /> <br />y Pedestrian Way. A way, public or private, running across or located within a block <br />for use by pedestrian traffic, whether designated as a “Pedestrian Way,” crosswalk <br />or however otherwise designated. <br /> <br />y Planning Commission. The person or persons designated by the City Council to <br />advise it on planning matters. <br /> <br />y Preliminary Plan. The preliminary map, drawing or chart indicating the proposed <br />layout of the subdivision to be submitted to the City Council for its consideration. <br /> <br />y Protective Covenants. Contracts entered into between private parties and constitute <br />a restriction on the, use of all private property within a subdivision for the benefit of <br />the property owners, and to provide mutual protection against undesirable aspects of <br />development which would tend to impair stability of values. <br /> <br />y Setback Line, Building. A required open space on a lot, which space is unoccupied <br />and unobstructed by a structure from its lowest ground level to the sky, except as <br />expressly permitted in this chapter and other City ordinances. <br /> <br />y Streets. A public way for the conveyance of vehicular and pedestrian traffic, whether <br />designated as a street, highway, thoroughfare, parkway, throughway, road, avenue, <br />lane, place or however otherwise designated. <br />
