City of Arden Hills Chapter 11 - Subdivisions <br /> <br /> <br /> <br /> <br /> 11 - 3 <br />Adopted August 12, 2002 <br />▶ Community Street. Refers to a street that provides access to the residences, <br />institutions and businesses on that street, providing a route through the <br />neighborhood or business district for residents of other neighborhoods <br /> <br />▶ Cul-de-sac. A street with only one outlet. <br /> <br />▶ Major Arterial. A divided highway with four or more lanes and serves the major <br />centers of activity of a metropolitan area, the highest traffic volume corridors, and <br />the longest trip desires. The “Major Arterial” carries a high proportion of the total <br />urban area travel on a minimum mileage. Almost all fully and partially controlled <br />access facilities are a part, of this class. <br /> <br />▶ Minor Arterial. A street system which interconnects with and augments the <br />urban major arterial system and provides service to trips of moderate length at <br />somewhat lower level of travel mobility than major arterials. This system <br />distributes travel to geographical areas smaller than those identified with the <br />higher system. <br /> <br />▶ Neighborhood Street. A street that provides access to residences of that street <br />and provides a route through the neighborhood for residences on other streets. <br />A large proportion of trips have neither an origin nor destination on that street. <br /> <br />▶ Residential Street. A street that primarily serves adjoining residences with little <br />or no through traffic. Almost all trips have either an origin or a destination on that <br />street. <br /> <br />▶ Street Width. The shortest distance between the lines delineating the <br />right-of-way of a street. <br /> <br />y Subdivider. Any person commencing proceedings to effect a subdivision of land <br />hereunder for himself or herself or another. <br /> <br />y Subdivision. The division of a parcel of land into two (2) or more lots or parcels, any <br />of which resultant parcels is less than five (5) acres in area or is less than three <br />hundred (300) feet in width. The term “Subdivision” includes resubdivision and, <br />when appropriate to the context, shall apply to the process of subdividing or to the <br />land subdivided. The acquisition of land by any means for purposes of erecting or <br />installing utility lines, including underground gas lines, overhead power lines, <br />transmitting towers, or similar utility sites, or easements shall be considered a <br />subdivision when such utilities are designed to serve more than one lot. <br /> <br />1100.05 Zoning. The separate document known as the City of Arden Hills Zoning Ordinance, as <br />adopted and from time to time amended by the City Council, as incorporated as Appendix B. <br /> <br />1100.06 Copies of Plats. Copies of all of such plats of subdivisions, after the same have been <br />submitted and approved as provided in this chapter, shall be filed and kept by the city administrator <br />among the records of the City. <br /> <br />1100.07 Arden Hills Public Works Design Manual. All platted subdivisions within the incorporated <br />limits of the City shall be developed in conformance with the Arden Hills Public Works Design
