Chapter 11, Subdivision Regulations Review <br /> <br />A. Street Plan and Streets <br /> <br />No new streets would be constructed for the Horita Acres subdivision. All three lots will have <br />access on Thom Drive. The existing property has an access driveway on New Brighton Road. <br />Staff has recommended as a condition of approval that the driveway be relocated to Thom Drive. <br />New Brighton Road is a Ramsey County roadway and the County has reviewed and approved <br />the access relocation. All other requirements pertaining to driveway location and grades are met <br />by the proposed plans. <br /> <br />B. Easements <br /> <br />City subdivision regulations require a 12-foot wide utility and drainage easements dedicated to <br />the City along the right-of-way and centered on common lot lines. The Preliminary and Final <br />Plats include 12-foot utility and drainage easements centered on the common lots lines <br />throughout the development and a 12-foot easement along the Thom Drive and New Brighton <br />Road right-of-way, and along the shared lot line with the property to the north. <br />
