From:BRIAN JORGENSON <br />To:Matthew Bachler; Brenda Holden; David Grant; Fran Holmes; Dave McClung; Steve Scott; Pellegrin, Vince <br />Subject:planning case #17-029 <br />Date:Tuesday, January 09, 2018 8:37:53 PM <br />Matthew <br />Jane and I received the information from the city regarding the sub division of the lot at 3685 <br />Thom drive. <br />After reading the available information I wanted to let you know that I do have some concerns <br />about how this may affect <br />our neighborhood. <br />It seems like it may be out of the character of the area to try to shoehorn 3 lots with homes on <br />that parcel of land. <br />Most of the lots on Thom are larger than what is to platted out at 3685 Thom. <br />What makes it more problematic is it is part of the RCWD drainage system that involves our <br />very important wetlands. That drainage ditch has been in place and effective for a very long <br />time. <br />This area is blessed with an abundance of wildlife. I have seen deer and foxes, turkey, possum <br />and other land animals. I have also enjoyed eagles, falcons, <br />owls,ducks,woodpeckers, hummingbirds, and dragon flies who visit or live in this area. There is <br />also a variety of trees and plants that are unique to the area. <br />Any time we over- develop an area we lose a little bit of what makes Arden Hills a special <br />place to live. <br />Jane and I want to share the beauty of our neighborhood with new neighbors but feel that 1 <br />home site may work better at that location. <br />That would keep more of the area natural with less need to cut down so many trees. <br />One concern I have is the drainage ditch and holding ponds and who will maintain it ? That <br />water flows through the railroad easement and across Thom drive north into that lot.I am sure <br />that there are city employees there who remember that several years ago it became blocked <br />raising the water levels substantially. <br />These last few years have seen a lot of development in similar areas, for example, Katie lane, <br />the E2 library site and Thom. We have lost a lot of open areas. <br /> Our 2008 build on Thom Drive involved a similar situation where 1 large lot was divide into
