Chapter 11, Subdivision Code Review <br /> <br />A. Street Plan and Streets <br /> <br />No new streets would be constructed for the Minor Subdivision. Both lots would have <br />frontage and access on Hamline Avenue North. <br /> <br />B. Easements <br /> <br />City subdivision regulations require a 12-foot wide utility and drainage easements dedicated to <br />the City along the right-of-way and centered on common lot lines. The survey includes drainage <br />and utility easements along the Hamline Avenue right-of-way and all lot lines that conform to <br />this requirement. The applicant will be required to dedicate the proposed drainage and utility <br />easements with Ramsey County following the Minor Subdivision being recorded. <br /> <br />There is a small wetland area on the property in the northwest corner of the proposed Parcel A. <br />The Subdivision Code requires that a drainage easement be provided for any wetland areas on a <br />property. The survey provides a sufficient drainage easement for the wetland. <br /> <br />C. Lots <br /> <br />Location and Size <br />All lots are required to abut by their full frontage on a public street and meet the minimum lot <br />dimensions required by the Zoning Code. The two lots have full frontage on a public street and <br />meet the minimum standards for the R-1 District. <br /> <br />Watercourse <br />Lots abutting upon a wetland are required to have additional width or depth to assure building <br />sites are not subject to flooding. All building areas should be located outside the natural feature <br />and a minimum of two feet above the 100-year flood elevation. The building pad area on Parcel <br />A is located approximately 225 feet from the wetland area on the property. <br /> <br />
