Lot Size and Dimensions <br /> <br />The minimum lot area in the R-1 District is 14,000 square feet. The minimum lot width in the R- <br />1 District is 95 feet and the minimum depth is 130 feet. Since the property is located on Lake <br />Johanna, they would be required to have a minimum frontage of 75 feet along the lakeshore. Lot <br />size, width, depth and lake frontage is significantly larger than the minimum. <br /> <br />B. Setbacks <br /> <br />The large parcel meets all setbacks. A significant amount of screening exists in the area of the <br />proposed building expansion and it’s unlikely that any neighbors would have a view of the <br />building expansion <br /> <br />C. Structure Coverage and Landscape Lot Area <br /> <br />Despite having a significant amount of buildings and paved surfaces on the property, the site will <br />not exceed maximum building coverage (25%), impervious surface coverage (35%) and meets <br />the minimum landscape lot coverage (65%). <br /> <br />The parcel includes areas of improvement and also undisturbed open space. The areas with <br />improved buildings and open space include roughly 35% of the parcel. These areas include <br />significant areas of pervious surface. <br /> <br /> <br />Department Review <br /> <br />Plans have been reviewed by the Public Works director, the Building Inspector, Consultant <br />Engineer and Water Resource Specialist and the Fire Department. The Building Inspector only <br />mentioned that the building is proposed to be constructed of ‘tilt up precast concrete panels’. <br />The Consultant Engineer has included minor comments on the site plan included as Appendix D. <br /> <br /> <br />Findings of Fact <br /> <br />The Planning Commission must make a finding as to whether or not the site plan meet ordinance <br />criteria and whether the development may adversely affect the surrounding community or the <br />community as a whole. Planning Commissioners may consider basing their decision on the <br />following findings <br /> <br />1. The University of Northwestern in the areas within Arden Hills City Limits is located in <br />the R-1 zoning district. <br />2. A Master PUD has been approved for the site and the Site Plan is consistent that Master <br />PUD
