<br /> <br />City of Arden Hills <br />Economic Development Commission September 6, 2017 <br /> <br />Page 2 of 2 <br />Developable Gateway Business Properties <br />There are about 35 acres of undeveloped land in the Gateway Business District at the northeast <br />corner of I-35W and I-694. This is a prime development area with visibility from both <br />interstates. While there are some wetlands and woodland that may influence future development, <br />considerate design may mitigate most impacts of development. <br /> <br />The 2030 Future Land Use Map designates approximately 26 acres of this area as Mixed <br />Business, which is defined as, “areas designated for a variety of businesses, including <br />commercial, certain light industrial uses, warehousing, office, general business, and retail.” The <br />remaining approximately 9 acres of land are designated as Light Industrial and Office, which is <br />defined as, “areas designated for a broad range of light industrial uses such as warehousing with <br />manufacturing. This land use may also include offices.” <br /> <br />The purpose of the Future Land Use Map and the land use classifications is to lay the foundation <br />for orderly development and zoning regulations. The Planning Commission and City Council <br />review the Land Use chapter of the Comprehensive Plan when reviewing development <br />proposals. <br /> <br />Staff is requesting feedback from the EDC on the following questions: <br />1. Does the EDC support the current land use designation for these areas? <br />2. Would the EDC recommend any changes to the land use designations? (A complete list <br />of the City’s Future Land Use Classifications are included in Section 6.4.1 of the Land <br />Use chapter) <br /> <br />B-4 - Retail Center Zoning District <br />The B-4 Zoning District is comprised of the properties on either side of Dunlap Street between <br />Red Fox Road and Grey Fox Road. The existing businesses are mostly wholesale, <br />office/warehousing, light manufacturing or repair oriented. The current mix of businesses in this <br />district does not achieve the purpose of the B-4 District, which is to support retail center type <br />development. However, this is a productive business area with no undeveloped parcels and all <br />buildings are currently occupied. The 2030 Future Land Use map designates all nine properties <br />within the B-4 District as a Mixed Business (definition provided above). <br /> <br />Staff is requesting feedback from the EDC on the following questions: <br />1. Does the EDC support the current land use designation for this area? <br />2. Would the EDC recommend any changes to the land use designation? <br /> <br />Attachments <br /> <br />A.
