This site has been <br />graded over the years to accommodate the buildings, athletic fields and parking lots. <br /> <br />The lot on the north side of Lake Valentine Road slopes towards the north, and has a 6’ <br />variation from the high point of the lot to the low point. <br /> <br />Plan Evaluation <br /> <br />1. Lot Size, Building Coverage, and Landscape Coverage – Meets Requirements <br />The minimum lot size in the R-1 District for non-residential uses is 14,000 square feet. The <br />total lot area of the subject property is 65.37 acres. No more than 25 percent of the total lot <br />area may be covered by structures. In this case, the high school and the proposed additions <br />would have a total footprint of 402,830 square feet, approximately 14.15 percent of the total <br />site area. <br /> <br />The Zoning Code requires properties in the R-1 District to maintain a minimum landscaped lot <br />area of 65 percent. Height – Flexibility Required <br />The maximum height in the R-1 District is 35 feet. Most of the proposed additions are at or <br />below this height. There is a proposed penthouse addition, located adjacent to the gymnasium <br />addition, which is proposed to be 40’ in height. This requires flexibility of 5’ of the maximum <br />height. <br /> <br />C.
