The property is zoned GB, <br />Gateway Business District and is guided on the 2040 land use plan as Light Industrial and Office. <br />The Concept Plan Review process is an opportunity for the City Council to provide comments and <br />questions regarding proposed developments. A concept review is considered advisory and is <br />nonbinding to the City and applicant (Section 1320.14, Subd 4 of the Zoning Code). No formal <br />action can be taken at a Work Session. A formal application will be subject to the full review <br />process, including a public hearing with Planning Commission and City Council review. <br />Discussion <br />Existing Conditions <br />The Applicant is proposing to develop a vacant site at 1780 Gateway Boulevard (Attachment B). <br />The subject property is located south of the cul-de-sac on Gateway Boulevard and north of <br />interstate 694. The subject property is currently owned by Roberts Management Group. As the <br />image on the next page illustrates, the proposed site is heavily encumbered by easements, right of <br />way and wetlands. The site also has topography constraints.
