All of the encumbrances on the site restrict <br />the development potential of the site. <br /> <br /> <br />Concept Plan Proposal: <br />The Applicant is proposing to utilize the existing site constraints by constructing an interior climate <br />controlled self-storage facility into the existing hillside. The proposed self-storage facility would <br />have a footprint of 34,000 square feet. The proposed building would be three stories in height for <br />a gross floor area of 102,000 square feet. On the north side of the building the Applicant is <br />proposing to make use of the existing site topography and add a second level drive into an <br />unloading area. There is also a ground level unloading access located on the eastern side of the <br />building. The gross floor area includes offices as well as storage area and access. <br /> <br />
