The facility will have staff on site 24 hours a day and will <br />have a maximum shift size of 20 employees. <br />Dwelling Units - The Applicant is requesting building a senior living facility with 120 units, <br />which includes 61 independent living units, 30 assisted living units, 24 memory care units and <br />five (5) skilled nursing care units. A breakdown of each area is outlined below: <br />The independent living and assisted care units are located floors one (1) through (3) of <br />the building. The unit type are as follows: <br />7 – studio units (436 sq. ft.) <br />41 - (1) bedroom (650 - 703 sq. ft.) <br />24 - (1) bedroom plus den (853 - 901 sq. ft.) <br />17 - (2) bedrooms (916 – 1,150 sq. ft.) <br />o As stated previously, residents won’t need to relocate to different units as they can <br />add additional services to their unit as they need them. Residents only need to <br />relocate if they need memory care services. <br />Memory care and skilled nursing units are located on the first floor. The unit type are as <br />follows: <br />22 – studio units (436 - 468 sq. ft.) <br />2 - (1) bedroom (683 sq. ft.) <br />5 – skilled nursing care suites (388 sq. ft.) <br />2 - skilled nursing care commons (147 – 809 sq. ft.) <br />o The memory care suites are specially designed to assist residents that require <br />memory care services. <br />At the center of the building on floors one (1) through three (3) is a common area for <br />residents to gather. <br />The first floor includes offices, dining areas and associated kitchens, mail café and bistro. <br /> In addition, the first floor offers outdoor dining patio and a deck for memory care <br />residents. <br />The subfloor is where the movie theater and fitness center are located. The subfloor also <br />is where the garage is located. The garage is approximately 20,648 square feet and <br />contains 50 parking stalls. The garage provides parking for independent living units and <br />staff. Refuse is collected in the garage level in a trash room. <br />Plan Evaluation <br />1.Chapter 11, Subdivisions <br />Land Exchange – The City owns an approximately 4-acre parcel of land bordering the site on <br />the west and extending north to the south side of Round Lake. This property is identified as part <br />of the Arden Hills park system in both the 2030 and 2040 Comprehensive Plans; however, there <br />are no current plans by the City to construct recreational amenities onsite. <br />During the neighborhood meeting process the adjacent property owner to the east requested the <br />Applicant shift the building to the west.
