<br />_____________________________________________________________________________________________ <br />City of Arden Hills <br />PTRC Meeting for July 18, 2019 <br />P:\Planning\Planning Cases\2019\19-002 - Summit Development - PUD, CPA, RZ, PP, FP <br /> <br />Page 2 of 4 <br />Land Exchange <br />The City owns an approximately 4-acre parcel of land bordering the site on the west and extending <br />north to the south side of Round Lake. This property is identified as part of the Arden Hills park <br />system in both the 2030 and 2040 Comprehensive Plans; however, there are no current plans by <br />the City to construct recreational amenities onsite. <br /> <br />The development proposal involves an exchange of 0.37 acres of parkland for 0.03 acres of the <br />Applicant’s property, as shown on the map below. <br /> <br /> <br />The location of the proposed building triggers the need for the land exchange. As part of the early <br />planning process, the developer met with neighboring property owners. During these meetings, the <br />adjacent property owner to the east requested the Applicant shift the building further to the west <br />to provide more distance between the new building and the existing home. The proposed location <br />of the building would mitigate the property owner’s concerns. <br /> <br />Park Improvements <br />In return for allowing the land exchange, the Applicant is proposing to construct an 8-foot-wide <br />bituminous trail with senior oriented workout stations. The Applicant is proposing five (5) to six <br />(6) workouts stations. Each station will have senior oriented fitness equipment. The Applicant is <br />proposing exercise equipment where the user remains seated as well as including accessible <br />exercise options. The proposed equipment will be designed for all weather conditions. The <br />equipment is designed for sitting related exercises and is safe for most users. The graphic below is <br />shows where the proposed trails and exercise stations are located. <br />
