_____________________________________________________________________________________________
City of Arden Hills
Planning Commission Meeting for July 10, 2019
P:\Planning\Planning Cases\2019\19-002 - Summit Development - PUD, CPA, RZ, PP, FP
Page 3 of 19
Approvals:

1. Comprehensive Plan Amendment:
As part of their application, the developer has requested that the 2040 Comprehensive Plan Land
Use plan be amended to re-guide the subject properties. As the image below
illustrates the proposed re-guiding is complementary to the existing high density at
Parkshore Apartments and medium density at Edgewater Estates.

• Housing Goal Policy: Encourage the incorporation of affordable and life-cycle housing
into new development and redevelopment where feasible.

The proposed development provides residents with another opportunity to age in
community. The proposed development provides life-cycle housing as it offers
independent senior housing and transitional care into more intense care. Residents won’t
need to relocate to different units as they can add additional services to their unit as they
