Comprehensive Plan Amendment: <br />As part of their application, the developer has requested that the 2040 Comprehensive Plan Land <br />Use plan be amended to re-guide the subject properties. The existing land use is Medium Density <br />Residential and this land use category allows for densities of six (6) to nine units (9) per acre. The <br />Applicant is requesting to re-guide the subject property to High Density Residential which allows <br />for densities of nine (9) to twelve (12) units per acre. Amending the Comprehensive Plan land use <br />designation for this development is consistent with the following Comprehensive Plan policies: <br /> <br />• Land Use Goal Policy: Preserve the stability and quality of the city's neighborhoods <br />while allowing for redevelopment that is complimentary to existing development. <br /> <br />Even though the proposed project is not a redevelopment project it meets the intent of the <br />policy as the proposed land use is compatible with the adjacent uses. As the image below <br />illustrates the proposed re-guiding is complementary to the existing high density at <br />Parkshore Apartments and medium density at Edgewater Estates. <br /> <br /> <br /> <br />• Housing Goal Policy: Encourage the incorporation of affordable and life-cycle housing <br />into new development and redevelopment where feasible. <br /> <br />The proposed development provides residents with another opportunity to age in <br />community. The proposed development provides life-cycle housing as it offers <br />independent senior housing and transitional care into more intense care. Residents won’t <br />need to relocate to different units as they can add additional services to their unit as they
