Also, additional copies of the development plans <br />should be available at the meeting. <br />Planning Commission and City Council Land Use Application Public Notification Procedure <br />State Statutes require a city to notify all property owners within a minimum of 350 feet of a subject <br />property when a public hearing is to occur related to a land use or zoning application. The City of <br />Arden Hills intends to follow state law regarding proper notification, and further seeks to <br />appropriately engage and inform the public regarding all land use applications that are being <br />reviewed by the City. As such, the City Council has directed Staff to prepare a Land Use <br />Application Public Notification Policy that sets notification standards that go beyond the state <br />requirements. <br />1. Land Use Requests that do not Requiring a Public Hearing. Notify all property owners <br />within 350 feet of the subject property. <br />2. Land Use Requests Requiring a Public Hearing. Notify all property owners within 500 <br />feet of a subject property. <br />3. Large Projects and Special Circumstances. Staff shall use their best judgment to determine <br />instances when a land use application might be for a project that is of significance to the <br />community, or is of a large scale, and shall increase the public notification to include all <br />property owners within a minimum of 1,000 feet of the subject property in those cases. <br />Approval by the City Council on the Day of , 20 <br />LM <br />ATTEST: <br />Julie Hanson, City Clerk <br />David Grant, Mayor <br />
