Planning Case Review: <br />At their May 22, 2017 meeting, the City Council approved the master and final planned unit <br />development (PUD) for Arden Hills Corporate Center. The approval consolidated the four (4) <br />existing lots into one entity in order to rectify past parking concerns. Prior to the approval of the <br />PUD, the site was operating as four (4) individual sites without cross parking agreements. The <br />approval also included adding additional parking stalls throughout the subject properties. Under <br />the PUD agreement, parking would be accessible to all tenants within the development. <br />The number of parking stalls required by the City Code is determined based on the type of land <br />use proposed for a site. Based on the current uses on the site, Office and Other Business/Industry, <br />618 parking stalls are required as shown in the table below. <br />There are currently 562 parking stalls on the site for a deficit of 56 stalls. However, it appears that <br />the landowner received approvals in 2017 to add 59 additional parking stalls throughout the site. <br />Upon review, only 30 stalls have been installed to date (Attachment B). At the time of writing this <br />report staff was working with the property owner to determine when the additional parking will be <br />installed.
