However, the available parking onsite does not meet the demand of National Recoveries. This is <br />because call center user require ample parking due to the high staffing demands. The building <br />National Recoveries leases is 32,958 square feet and if you divide that by the maximum number <br />of employees (32,958/400), the total square feet per employee is 82.395 square feet. For <br />comparison, office uses are typically parked one (1) per 200 or 250 square feet per employee. As <br />stated previously the building National Recoveries occupies meets ordinance parking <br />requirements. <br />Due to the lack of parking at Arden Hills Corporate Center, National Recoveries has contracted <br />with North Heights Lutheran Church to provide employee parking. National Recoveries decided <br />to collaborate with North Heights Lutheran Church as the site has significant excess parking during <br />the week. National Recoveries has a shuttle that transports staff from the church to their facility. <br />The existing offsite parking is permitted by ordinance section 1325.06 Subd D, 6. The ordinance <br />states "If required parking is located on a site other than the site on which the principal building <br />or use is located, a properly drawn legal instrument, executed by the parties involved, must be <br />executed and filed with the City and the proper county office, if deemed necessary by the City <br />Attorney, which provides for such parking and which shall not be terminated without approval by <br />the City Council.
